The house is surrounded by 5,000 m² of landscaped grounds, perfect for relaxing and unwinding. Seven steps lead up to a covered terrace furnished with a table, chairs and a barbecue for enjoyable al fresco dining. The entrance opens onto a bright living room with a sofa and smart TV, and a table with chairs; to the left is a functional, well-equipped kitchen with a dining area (gas hob, extractor hood, dishwasher, electric oven, toaster, electric kettle, fridge-freezer). Two steps lead to the sleeping area, comprising two double bedrooms (one with access to a balcony), a bathroom with a bath, and a master bedroom with an en-suite shower room. The house features a garage for one car and adjacent a laundry area with a washing machine.

LOCATION
La Marsiliana is close to some of the best beaches for families with young children. Feniglia Beach (Orbetello): A very long stretch of fine sand with shallow waters, sheltered by a dense pine forest. It is ideal for families as you can hire bicycles and cycle along the shaded path through the pine forest, spotting fallow deer and other wildlife. La Giannella: Another tombolo (strip of land) with beach facilities, bars and restaurants, very convenient for those travelling with young children. Medieval Villages: Explore nearby Capalbio, nicknamed ‘Little Athens’, or venture to the tuff villages such as Pitigliano, Sorano and Sovana, carved into the rock and steeped in ancient charm. Nature and Wildlife: La Marsiliana is surrounded by outstanding farms. You can sample the famous Morellino di Scansano wine or extra virgin olive oil directly from local producers. For trekking enthusiasts, the WWF Orbetello Lagoon Nature Reserve: Perfect for a walk in nature. Here, children can go birdwatching (the pink flamingos are very famous) along paths equipped with observation huts; Maremma Regional Park (Uccellina): With its main entrance in Alberese, it offers routes on foot, by bike or even by horse-drawn carriage. It is ideal for seeing Maremma horses and long-horned cows in the wild.
Experiences in the Hinterland: Cascate del Mulino (Saturnia): These spectacular natural outdoor hot springs are free to visit. The water is warm (37°C all year round), but you need to be careful as the stones can be slippery; it’s great fun for older children. Medieval Villages: Visit Capalbio, with its walkable walls, and Montemerano, one of Italy’s most beautiful villages with its characteristic Piazza del Castello.
